Vanguard Way, Shrewsbury
|Client||Morris & Company Limited|
We acquired a 20 acre brown field site to create infrastructure and serviced plots to accommodate approx. 140,000 sq. ft. of trade counter/warehousing units, together with a 23,000 sq. ft. VW car dealership.
The site has been split into approx. 12 parcels of land so the development can be phased to meet either current market demand or occupiers' bespoke requirements. The trade counters were constructed by steel frame portal frame with ‘Kingspan’ cladding under a curved roof incorporating translucent roof lights. Eaves height are 7m to front and 6m to the rear, with the front elevation incorporating full height display windows. There is pedestrian access and electrically operated roller shutter doors to the rear elevation with many units benefitting from secure palisade fenced yards to the rear and tarmac forecourts providing customer car parking. The trade counter units are usually built in multiples of 2,500 sq. ft. with no more than 6 units per building.
The project is ongoing with approximately 8 acres available for design and build opportunities.
